Repainting the walls of a rental can make it look like it has never been lived-in and hence more attractive to prospective renters. Good paint also shields the home’s walls from moisture, dust, and physical impact, thereby preserving their condition.

    But the way you approach the repainting of your rental matters. Things like paint color and finish go a long way to determine how often you have to repaint the home and how much you spend doing it. If you don’t fine tune your strategy for painting, you may end up doing more work and spending a lot more money than is necessary. And a situation like that is less than ideal for a rental because the asset should make you more money than it costs you.

Here are steps you can follow to paint your rental more quickly and efficiently.

    1.      How often should you paint?

    It would be best to repaint your rental when the paint on the walls is looking ragged. Landlords will sometimes say the law demands that they paint a rental every time a tenant moves out. But there is no such law. That is not to say you shouldn’t paint the rental every time it becomes vacant if that is what you prefer. But if you are like most landlords and would rather avoid the trouble, you can reduce the frequency of repainting by using paint that will not wear out or get dirty quickly.

    2.      What colors should you use?

    Choose a color that most people can live with and which does not show dirt easily. Landlords often get stuck fixating on the best colors to use in a rental; this is not necessary. It happens because the owner allows their personal preferences to interfere, or they think they have to paint the home with fancy or trending colors. Using these as the basis for choosing a rental’s color is a grave mistake. It limits the pool of tenants the home appeals to and increases the landlord’s work.

    The rules for choosing the best colors for your rental property are as follows:

    • Do not use bright or bold colors; they don’t have mass appeal
    • Do not use colors that relates to a specific group of people
    • Do not use white because it is too stark and shows dirt easily
    • Use lights shades of an attractive neutral color – such as grey, beige, or tan
    • But the shade should also be dark enough to hide blemishes
    • And if you have multiple rental properties, use the same colors for all of them

    3.      What is the best paint finish for a rental?

    There are five types of paint finishes you can use inside a home, and each has its pros and cons.

    • Flat or matte finish: It is low-sheen and conceals flaws well. But it is porous and absorbs the stain effortlessly. It is best for low-traffic areas.
    • Eggshell finish: It has a soft velvety appearance that is not glossy. It tolerates cleaning and may highlight flaws and show roller marks. It is best for moderate-traffic areas.
    • Satin finishes: It is shinier than eggshell and appropriate for moderate to high-traffic areas. It is tolerant to moisture but will reveal brush and roller marks.
    • Semi-Gloss finish: Is durable, washable, suited to moderate/high-traffic areas, and tolerant to moisture.
    • Hi-Gloss finish: It is reflective, durable, and washable. It is highly resistant to moisture and stains. It is perfect for high-use surfaces.

    The absolute best finish for a rental property is semi-gloss. It combines many of the best qualities of the other finishes. Using semi-gloss in a rental means that you can wash the walls with soap and water every time a tenant moves out, and they will be good as new. That can make the difference between needing and not needing to repaint the rental.

    4.      Pay attention to proper paint preparation

    Every time you repaint your rental, pay premium attention to surface preparation. The time and care you put into preparing a surface will determine how long the paint lasts. Most premature paint failure is due to poor surface preparation rather than the quality of wall paints.

    5.      Do not buy the most expensive paint

    You do not need to buy the most expensive paint in the market to get the best results. The quality of the paint job is not entirely dependent on paint quality. Expensive paint will cover only slightly more surface than cheaper paint. And you will still need two coats whether you use costly or cheap ones. However, to get the best results without spending a lot, aim for moderately priced paints.
